Project Overview
As the City plans for an additional 11,500 residents by 2030, new housing in the area near Lakewood Station will help meet this growth target as well as:
- Provide additional affordable housing for current and future residents
- Add businesses and employment opportunities
- Maximize access to transit and use of the Sounder Station
- Improve safety for pedestrians and bicyclists
- Prevent the displacement of current residents when redevelopment occurs
- Complement planning in the Downtown area
About the Project
Pacific Highway is a major arterial parallel to Interstate-5 in Lakewood. This creates great potential for new uses that would benefit the City, its residents, the region, the state, and our visitors.
The City performed studies before beginning this project. These were to determine whether the redevelopment of this area would be beneficial to all concerned. These studies included:
- Fiscal benefits analysis on the property that includes land currently owned by WSDOT,
- Site cost and relocation study
- Retail leakage study on approximately 30 acres
- potential best uses for the location.
The City of Lakewood is working with the state Department of Transportation on a win-win proposal to relocate a WSDOT facility. This would open up economic development growth in the city, and provide WSDOT with a site better suited to strengthen accessibility to its service area.
The project site is currently used as a WSDOT maintenance facility and some retail. With its Pacific Highway location, prime Interstate 5 frontage, heavy daily traffic loads and close proximity to the Lakewood Sounder Station, the site is better suited for transit-oriented mixed-use development.
WSDOT signed an agreement to market its property and to perform the necessary work in order to sell the land and surrounding properties to a developer. Property owners have engaged in briefings on the project and been offered the opportunity to participate.
